Roma ULDA Park gets the ok

MARANOA Regional Council has grudgingly agreed to accept the Stage 1 Park of Clearview Rise subject to conditions at its general meeting on Wednesday.

The long-running Urban Land Development Authority project at Clearview Rise is about to go live but lacked a crucial council sign-off on the Pocket Park part of the proposal.

Council's director of planning Rob Hayward said the ULDA subdivision was outside of the Planning Scheme and the council could not impose any conditions on lot sizes, street widths or the creation of pocket parks.

"Council made a lengthy submission to ULDA where we made it clear we were against the park and we pointed out McGrath Park," Mr Hayward said.

"But we got no response and we are still waiting after 18 months."

Cr Denton said the new park, to be situated near the hospital, was in a dangerous area and would require fencing.

Another concern for the overall proposal is sewerage.

Council's director of finance Matthew McGoldrick told the meeting the sewerage pump station at George Street was already 200-300% over capacity and the ULDA needed to contribute to fix the problem.

He said the council had agreed to allow phase 1 but would not approve any further phases before the sewerage issue was resolved.

Cr Schefe wanted to delay a decision on the park in order to bring ULDA executives to the table to discuss the sewerage and water issues.

However Cr Flynn said that would only delay the inevitable and nothing would be gained by not making the decision now.

Cr O'Neil said the ULDA homes were smaller blocks and needed green space while Cr Newman thought it would become a future slum area.

The motion was passed 8-1 (Cr Schefe voting against) and the ULDA were invited to come to a meeting in August for further talks.
