$1.5M for ‘unliveable’ house

A DILAPIDATED house with structural problems billed as the "worst house in Bayview", "in very bad condition" and "potentially unliveable" is expected to sell for at least $1.5 million.

The once-grand 1960s family home has fallen into disrepair, there is hazard tape around the steps to stop people getting injured and there are cracks in the walls.

Agent Ryan Petrie, of LJ Hooker Mona Vale, said the two-storey house needed a magic wand to bring it "back to life".

"It is sad to see it in such a state," Mr Petrie said. "The old girl has clearly been a lovely home."

The house is in such poor condition that most prospective buyers are looking to demolish it.

Mr Petrie has even secured a quote of $40,000 plus GST to knock it down.

No. 1955 Pittwater Rd is a four-bedroom, two-bathroom house in original condition.

There is 278sqm of accommodation with a living room, family room, downstairs rumpus and a main bedroom with walk-in wardrobe and ensuite - ahead of its time for the early 1960s.

Rooms are large with feature walls and lots of light.

There are even filtered views of Pittwater from the elevated home plus a large front balcony and a double garage.

Putting the poor condition aside, the real prize with this property is the land, a 1299sqm north-facing block with a 32m street frontage close to the foreshore walks, parks and marinas of Bayview.

Offered to the market for the first time, the house has a $1.5 million price guide and is booked to be sold at auction on Saturday, September 22.

Bayview is a prestige suburb with large houses on big blocks, often with water views.

The median house price is $2.11 million, according to CoreLogic and the most recent sale near No. 1955 Pittwater Rd was No. 1963, which was sold for $2.2 million in 2016.
